& Approvals

We’ve been helping Taranaki landowners and developers navigate the consent process for decades. With a deep understanding of the Resource Management Act and the District Plans of New Plymouth, Stratford and South Taranaki Councils, we know what’s required—and how to make the process smoother.

Our planning services

Every project begins with a clear assessment of what consents are needed. We prepare and manage your applications, liaise with council, and work to achieve practical, well-reasoned outcomes that balance your goals with local planning requirements.

Determining how the District Plan rules apply to your proposal can be complex. We simplify it. Our experienced team interprets the relevant policies, assesses feasibility, and provides professional guidance every step of the way.

Our services include

  • Development potential and feasibility analysis
  • Plan layout for the proposed subdivision
  • Consent applications
  • Assessment of environmental effects
  • Consultation and input from other professionals
  • Landscape and visual assessments
  • Engineering and geotechnical assessments

Additional consent requirements

Each project is unique and we will identify and manage any additional consents required. These may include:

Land use

A land-use consent may be required for reasons such as earthworks, works within or near a stream, water discharge permits, or a non-complying building location. Some subdivisions may require more than one land-use consent.

Regional Council

Land development that involves environmental effects related to air, water and soil may require a Regional Council consent in addition to a land-use consent.

Building

A resource consent to subdivide may be conditional on a building consent for drainage works, or for structures such as retaining walls.
